We offer either a fully managed service which includes marketing, finding tenants, carrying out thorough referencing, drawing up a Tenancy Agreement and detailed Inventory, and managing the tenancy on a day to day basis once the tenants have moved in. Or we can offer a ‘Let Only’ service for those Landlords who would prefer to take over the management once the tenants have moved in.

We have found you a tenant

Once a tenant has made us aware they would like the property we will contact you and discuss their details and situation along with our thoughts in order for you to make a decision on whether we proceed to referencing. Referencing is carried out by a professional company on our behalf who conduct a credit check alongside gaining employers references and previous landlord references where applicable. Once referencing has been approved we will agree a move in date to work towards with all parties and draw up all the necessary paperwork and arrange for the relevant monies to be in our account ready for moving day. We strongly recommend a property inventory to be carried out that we then use when checking out the tenant to ensure the property is left in a fair and reasonable condition at the end of the tenancy period

During the Tenancy Period

Our fully managed service includes regular property inspections carried out by Cat and reported back to our landlords keeping you informed with any issues that may arise and so we can monitor the condition of your property. We are available 24 hours a day in the event of emergencies so tenants can contact us and we will source the necessary professional tradesman to quote/carry out any necessary maintenance to properties once we have run then past you for your approval. Tenants – Need To Know

We offer a selection of properties to suit your individual needs. We will ensure that the property is in good condition and take the hassle out of moving into your new home. In order to let a property through Paul Fenton Estate Agents you will be required to undergo a referencing process carried out by a professional third party on our behalf this involves credit checks, landlord references and employer references where required. Please note there is an upfront non-refundable cost to undergo referencing for any of the properties we are handling. Tenants once approved and moved into our properties are expected to notify us of any issues that may arise within the property promptly so we can seek a suitable professional contractor to carry out the works on behalf of the landlord. They are also expected to pay rent on the agreed payment date And generally maintain the property treating it like your own home.
